We only allow rentals to Family Groups. Edisto Beach is a very family oriented vacation area with restaurants and attractions geared toward family fun. We only rent to family groups, married groups, responsible adults over the age of 25(proof of age is required) Anyone under the age of 25 and/or unrelated young people (high school students, college/fraternity/sorority groups) are prohibited from renting.
Any reservation that has been made under false pretense will not be allowed access to the rental property and there will be no refunds of any monies paid.
All rentals check in or after 4:00pm
Maintenance
While we cannot guarantee Heat/Cool Systems, Water Heaters, Cable TV Service, Phone Service, Electric Service, please know that we will respond in a timely manner to make sure that service and/or appliance operation is restored. There will be no refunds or discounts for failures or problems. A mouse or mice, raccoons, squirrels, roaches, palmetto bugs are not a basis for vacating the property. Please let us know if there is a problem and the exterminator will be dispatched. UNDER NO CIRCUMSTANCES MAY YOU VACATE THE PROPERTY AND EXPECT A REFUND WITHOUT THE EXPRESS WRITTEN PERMISSION OF THE OWNER FOR ANY REASON.

Acts of God
We are not responsible for any act of God that would make the rental property or access to the Town of Edisto Beach unavailable for your occupancy. We cannot control the weather and evacuations, mandatory or otherwise, will not qualify for a refund.
Advertising Errors
Errors in this Rental Guide, on the Website or on the Reservation forms concerning the rental property, its amenities and/or description are subject to change without notice.
All rental property must be vacated by 10:00am. Please return all keys as instructed. To ensure the prompt and full refund of the Security Deposit, refer to the Departure Cleaning requirements that are posted in the property. Departure cleaning services are included in the rental rate for high season rentals and is billed at our cost for all other times.
We accept MasterCard and Visa. Personal checks are only accepted if received 10 days prior to your arrival. We also accept Cashier & Certified Check. To make your final payment by Credit Card, please call at least 10 days prior to your arrival. We may use your credit card for damage to the home, boats or other rental items.
When mailing a check, please include your Reservation Number on the check.
There is a $50 Service Fee charged for all Returned Checks.
Security Deposits are due with the final payment. They are held to ensure that there is no damage to the property and that the home was left in a clean condition (an Optional Departure Clean Service is available for a Fee) and that no other violation of the Rental Policy occurred during your stay. We reserve the right to apply the Security Deposit to offset expenses or administrative fees.
The refund of the Security Deposit is based upon the method of your final payment. Final payments made with either Cash, Check, Traveler Checks, Certified or Cashier Funds will be issued by the 15th of following business month after your departure (i.e. Check out in August Payment will be issued in September). Final payments by credit or debit card will be issued back to the last card number that was used for the final payment.
All damage must be reported immediately.
Once a decision has been made that you can not keep your confirmed Rental Agreement, please call immediately. Cancellations are not accepted by e-mail
If the property re-rents for the same length of time and for the same rental amount and we have received a Deposit, a full refund, less the Reservation Fee, Sales Taxes and any other Extras Paid, will be issued. If your Reservation Payment was made by Check a Refund Check will be issued by the 15th of the next business month. If the payment was done with a Credit Card or Bank Debit Card, the refund will go back onto the last card used within 15 days.
If the property does not re-rent all monies paid are forfeited.
These rules apply to all cancellations, regardless of the reason for cancellation
WAIVER AND RELEASE
Your use of the property, rental boats and amenities are at YOUR SOLE RISK.CHILDREN MUST BE SUPERVISED AT ALL TIMES.You will be required to sign a waiver and release prior to occupancy fully and completely releasing the property owner from any and all claims for damages to your person or property which may occur while you are here.

The water is perfectly safe to drink but can be unpleasantly salty. An RO spigot is provided in the kitchen and pitchers for brushing teeth in the bathrooms.A whole house RO system is not provided primarily because they waste 5 gallons of water for every gallon used and secondarily because the location makes truly purifying the water virtually impossible. Bottled water for drinking is a good idea.
TRAFFIC There is none where you are staying.The only cars you will see or hear are your own.
A trip to the Piggly Wiggly, where you will pass the Edistonian, hardware and other stores, takes 10 to 15 minutes.It's another 5 or 10 minutes to the marina and seafood shops.
PETS We take our dogs every time we go, they love it - so many new things to smell and explore.Up to two house-trained dogs are welcome at a no charge; cats are not.A $100 extra deposit is required and is refundable, provided no damage occurs.
Please make sure that your dogs are flea free when they arrive.There are no fleas in the natural environment but they will multiply rapidly if your dogs bring them indoors.Your deposit will be forfeited if the next guests have to flea bomb the house.
Please also be courteous of others if you take them to the beach, a leash is required unless they are well trained.They will need more water than you out there, so go prepared.
GRILL An infrared grill is located on the porch and available for use.There is a fish basket in the pantry and is strongly recommended for grilling seafood to prevent sticking to the grates.It is fairly straightforward to operate and the instructions are located in the kitchen. The grill is located on a wooden deck and you MUST INSURE IT IS TURNED OFF after each use.Please run the clean cycle.

SMOKING None allowed indoors.If you smoke outdoors, please clean up your butts.
CLEANING AND TRASH You will be responsible for insuring the home is thoroughly and completely cleaned prior to checkout.This includes removing all items from the refrigerator, vacuuming, dusting and cleaning and sanitizing the bathroom and kitchen.All plates, pots, cooking utensils should be clean and the dishwasher emptied.For an extra fee cleaning service may be provided at our actual cost.If the home is not left in a clean and sanitary condition your security deposit will be charged accordingly.
Trash should be bagged and placed securely in the containers.Trash left out, bagged or not, will be invaded and spread by animals at night.
MOSQUITOS It was their home first.If you stay out of the shadows and in the breeze you won't know they're there, but go inland or out of the wind and they will pick you up and carry you home.If you play golf at the local course you will understand their size and abundance.On the ocean side holes there are none and on the interior holes, if you don't have a can of repellant, you won't survive.Fortunately the wind blows much more often than not between 10 am and 4 am.Stay where the breeze is and the bugs will leave you alone.The decks and covered porches are almost always bug free for two important reasons long known to hunters.Mosquitoes rarely fly higher than 8 feet (nothing they eat is taller than that) and they are weak fliers so avoid the wind.
CHILDREN The house and its surroundings are not particularly friendly for very small children.The house is 4 stories tall with windows and decks everywhere.It is virtually surrounded by water and marsh.Small children must be supervised at all times.That being said my four have been going there since birth and we have been there with eight children under 12 and two adults many times, with nothing worse than the occasional cut, scrape and bruise that is common at home.
WILDLIFE
The area surrounding the house has been left in as natural a condition as possible.Snakes, bugs, fiddler crabs, squirrels, turtles, raccoons and many other animals live there.Like most homes that aren't lived in every day expect to see some spiders or have a mouse scurry by. The squirrels and racoons want to live IN the house and although we take precautions to keep them out, they are very persistent. It is a beach house, not a home, and it is designed to take advantage of the spectacular surroundings in a casual, relaxed atmosphere, after all you are on vacation.The upside is that none of these creatures wants to have anything more to do with you than you with it.If you leave the wildlife alone, it will do likewise with you.Please do not molest any wildlife, including snakes.Most are not only harmless, they are beneficial.If you give them a minute they will get out of the way.
